Firstly, we would like to applaud the amazing and caring Mortgage Intermediaries we are working with, it’s certainly not an easy time but the calls and emails are testament to the fact that we are all striving to help our customers though this challenging time. From our perspective we remain focused on new business and completing the existing cases in pipeline. You will be aware that there are certain constraints that we have to take into consideration, so some points on this are:
- Whist physical valuations are pretty much on hold now, many of our panel lenders now offer desktop or AVM’s.
- Some lenders will carry on processing the application, even issuing the offer, subject to a physical valuation.
- Some lenders are still on pause and looking to come back to market in the near future.
- Interest rates have increased, LTV’s reduced and criteria narrowed. We have managed to negotiate a few exceptions but generally the lenders and market are unsure of what the future will look like.
