Product Details
|
- Product Range is available for purchase & re-mortgage excluding L4L products that are only available for re-mortgages
- All products, where an ERC applies, are permitted to pay 10% off the capital per annum without penalty
- Five year products stressed at pay rate from 3.68%
- Five year product range has no ERC in fourth or fifth year
- Arrangement fees can be added to the loan
- Product reversion rates linked to LIBOR which is reset quarterly
- Clients must have 3 existing BTL properties (must have owned at least 1 property for 2 years)
- The rental calcs are the same for all property types
- 65% Limited Edition products subject to a minimum loan size of £250k

Rental calculations are
|
- 5-year Fixed - 145% of pay rate for individuals or 125% for Ltd Co apps
- All other products - 145% of pay rate + 2% (subject to min 5.50%) for individuals or 125% for Ltd Co
- Re-mortgages on a £ for £ basis - 125% at 5% (portfolio must meet 145% at 5.5%)
